Well! Where should I start. Everything was great up until we moved in! After that, full disappearance. I was idiot enough to convince my friends and boss to move OL. I was patient and fool enough to tell my self “no, this delay is not because of the officers in the building, lets try the Village Green” please go ahead and see my comment on VG’s website here. It has been exactly a 3 months since we informed office and headquarters VG that our patio is leaking. We are living with towels in front of the windows in case it rains and we couldn’t make it on time to save our furniture from the flood. I am not even talking abour garage doors and parking structures. Now we have amazing trash full of furnitures. I was idiot enough to refer someone, they said there will be $1000 for referral. I said ok. First it was a day after, and then they said other residents should be here at least for 3 months, then they split that in half saying half in a week other half in 3 months. Now it’s has been 3 weeks. I filled w9 form but not even sure i will get that money which I give zero attention.. All the ladies and gentlemen in the office, sorry, but I hold my patience long enough due to your explanations “things are slow in the headquarters” directing us to the Village Green. Yes, VG directed us to someone, and now that person is non responsive. want to pay huge amount of money for 0 service? this place is AMAZING to feel foolish enough. Top floors; AC engines will be on the top of your bedroom and living room day and night, buzzing and shaking horribly from the roof. First floor, be ready to smoke / fire alarms start ringing constantly day and night. Due to open parking lot doors, outsiders come and park especially on weekends. I don’t know how I can use home alarm because no one hesitates to teach us. Parking passes, non sense, half of the cars has no sticker and security has no right to apply fees to illegal vehicles. Maybe it is better to pay extra for the parking ha because consider “parking is included” and having no place after 7-8pm. Is there anything good? Yeah, package receiving is working, gym is working, people in the office are smiling all the time, they have great alerts system/app reminding you the upcoming rent 3-5 days before, where also you open a record for your problems in the house with no attention getting by the headquarters/office whatever. Now , i am (not) sure after this review, things will be getting solved on our end. But, as I said, NOT sure. But if so, I am sure I will get an attitude by phone or in person due to my review. But believe me, especially the people in the office here in the OL, I waited 3 months. Waited and waited and waited until today my living room is half full of water again. Update 9/27: they asked to see which side the window handle and agree to see the window at 5 pm. Then they will let the vendor know. Ok we have 3 options about 2 mails we sent on july and august with these images/videos 1- disappeared in the blackhole 2-never reached to someone, 3- people didn’t care. I am looking for tonight’s 5pm honorary visit 👏🏻 Update 9/28: no one came. Got a message saying that “ok, we saw it from the videos you sent (3 months ago), we are going to let lenders know and will older more sturdy, steel windows for you” Update 11/13: so called they brought new windows. It was 3 inches lower than our frame. So another 6 months probably… Update 12/13: door replaced. But we have 1 inches of openings from the frame 😂 house is freezing. Thanks Villagr Green and OL. I am looking forward to move out.

I lived here for over 2 years, and have known Devin for the entire time. The entire team especially Courtney and Devin were always amazing and I never had any issues. I recommend Orleans Landing to everyone.

Due to an increase in issues that are happening I have revised my review back to one star. -The doors on the main office are broken and they haven't bothered to replace them so your key fob doesn't work to get in through certain entrances. -The outdoor trash cans are always overflowing and they take forever to replace the bags in the cans so expect to see lots of wasps around. -Anyone at the office 90% of the time don't have any answers for questions and are pretty much clueless. Not surprising with how often they get replaced. - You can tell they don't care about any current tenants only about new people coming, probably because they get commission for any new renters they sign on. -The parking gates are broken half the time so don't fall for the lie of "secure parking." -They need to hire another new maintenance guy since they apparently can't keep up with requests/property repairs.

I lived at Orleans Landing for 14 months and will explain my 4/5 star rating. LOCATION: unbeatable! You are downtown but not too downtown where there is constant traffic. You have the riverfront as your backyard which is gorgeous to take walks throughout the day. The riverfront also has events & runs throughout the year that you can easily participate in! Dequindre Cut is right around the corner which is perfect for a bike ride/walk/run. The rental bikes at the beginning of the path are a nice perk! If you are active or love being outdoors, you will really enjoy living at Orleans Landing with lots of activities to do in the area. Tip: Detroit Barre right down the street is awesome and I loved walking there to go to my Saturday classes! My dog LOVED the area so if you have a pet, Orleans Landing is great and has lots of green spaces for your pet. You’re also right around the corner from the Rivertown Market which I used to walk to every week for groceries because it’s that close! STAFF: Devin is such a sweetheart and one of Village Green’s best assets.he’s awesome! He’s very professional but always made me feel like I was home at Orleans landing! He helped me with the entire move in & move out process which really made everything stress-free! Courtney & Jamal are great! Anytime I needed maintenance, they were always quick to respond and super friendly! Even on a Sunday during a snow day, Courtney would always work on his day off to clear the snow off the pathways which is really appreciated! AMENITIES: having a pool during the summer time was a major perk! And they do a good job at cleaning it right when it starts to get warm which is usually after Memorial Day. The gym is OK, I really wish they could have better weights or machines that worked. But it was always quiet and never packed which was a plus. There’s a mobile dry cleaning service which is very convenient as well as the package concierge which I never had a problem with! Other people might have had missing packages but me personally, have never had issues with missing packages. SAFETY: as a single woman, I never really felt unsafe. It’s Detroit, and it’s downtown, so you gotta have common sense which I have a lot of. If you have common sense you will be fine. But I was never put in a situation where I felt unsafe and I was outside a lot walking my dog at all times of the day. APT: for the square footage/price I was very satisfied. The interior is great and I love the high ceilings. I did not have working a/c when I first moved in but they quickly worked to make things right which I appreciated. I’m only bummed that I couldn’t use a dishwasher the last 2 months of my lease because my dishwasher stopped working and it was never replaced. But it wasn’t a super big deal since water was free and I just washed dishes by hand. The walk in closet is HUGE and can easily be converted into a mini office. Overall I was happy with my apartment & my stay at Orleans Landing! Now I will explain why it wasn’t a perfect star rating : THE NOISE : the walls are VERY thin. I think when the buildings were constructed, a single piece of plywood was placed between wall dividers because you can and will hear EVERYTHING. I lived on the 2nd floor and I would hear my upstairs neighbors constantly walking as well as my downstairs neighbors getting “busy” every night. I could also hear the neighbor that lives in the other building next door. You will hear conversations, coughing, sneezing, everything so have good earbuds and a loud white noise machine. I had the WORST neighbor for 8 months that would constantly blast her loud rap music. I recorded how loud it would get in my apartment and had 8 months worth of videos & sound files and sent it over to the leasing office several times and although the girl would stop for a week, the problem would just come back. Most of the tenants that live at Orleans Landing have a disregard for authority it seems because the girl kept blasting her music after she would receive warnings. If it wasn’t for the noise, it would’ve been perfect!

Renter’s beware- Orleans St is the busiest, noisiest road in all of Detroit. If you live off of this road, you will not sleep at night due to the noise. NOW LET ME GO ON TO VALIDATE SEVERAL OTHER COMPLAINTS ABOUT OL- I’VE LIVED HERE FOR OVER A YEAR NOW AND THE PORCH DOOR ISSUE IS TRUE!! THEY HAVE TOLD ME SINCE THE BEGINNING THAT THEY ARE WORKING WITH THE VENDOR TO REPLACE THE DOORS- SO FALSE. Every time it rains, expect a flood in your apartment. Devon is the only good thing at this place/ The workers at the front desk never know a single thing, the package room got robbed/ broken into, the dumpsters are ALWAYS OVERFLOWING, non-residents steal the parking spots (bc the gates are always open), the walls are horribly thin- I can literally hear my neighbor cough/ laugh/ talk on the phone. This place is way too overpriced for how much space you get. I can’t wait to move!!!!! The only perk is it’s proximity to downtown- That’s it. Again- if you live off of Orleans St., EXPECT NOISEEEEEE- dirt bikes, Harley Davidson motorcycles, loud cars with exhausts, people sitting on their cars loitering- any time there is slightly warm weather and every weekend.

We are unfortunate to move here. Not suggested to friends/families! Very good location, very good buildings but repairs take too much time. Getting the second key should not take 3 weeks. Respondless customer care. I think the problem is lack of communication. We ask questions but we can not get answers.
